In the case of buying and selling (residential and investment properties, Wakayama/Tokyo), if we are not the client's intermediary company, we have a large scope of responsibility to provide objective advice, including on-site inspections, due diligence, and legal matters. As checking and other work require a considerable amount of time, we will charge an advisory fee equivalent to 1% (excluding tax) of the real estate sales price (minimum advisory fee is 200,000 yen).
We can also work with lawyers, tax accountants, judicial scriveners, and other professionals if necessary.
If you would like to try out accommodation before renting or purchasing real estate, we will introduce you to facilities that allow short-term stays. At HABi facility, we receive many requests to renovate their homes by themselves when they move to Wakayama, so we provide a wide variety of services such as how to apply the paint, types of paint, cheap sheets, high-quality sheets, professional specifications, amateur specifications, etc.
While making the most of the house, the owner ourself is involved in the selection of color schemes, materials, and interiors, so I think it would be fun to come to the facility, see and touch it, and talk about the difficulties of remodeling.
